Appraisal & Valuation

Valuation is an art, using scientific tools, but one that requires constant referencing to the market. In these days of uncertainty, with volatile financial markets, it is important for clients to ensure that they have fully up to date information on their assets. Our valuation team prides itself on keeping a close eye on markets, prices and evolving activity. We provide accurate and reliable real estate valuation and advisory services to our clients in 8 European countries and, via our international partners, across the world.

Financial reporting

We undertake the preparation of valuations for financial accounts in line with national and international reporting requirements, as requested by our clients. In this respect we liaise with their auditors, legal and financial advisers, whilst maintaining a strict independence, avoiding conflicts of interest at all times.

Financing

We value for banks, other lenders and investors, providing initial valuations that enable lenders and investors to make their financing or lending decisions and the subsequent certificates, and we monitor and report during the life of a loan.

Insurance

The preparation of valuations for insurance purposes is vital to ensuring clients’ real estate assets are correctly assessed should problems or damage arise, such as from flooding, seismic activity, fire or other accidental damage.

Development appraisal services

Development appraisals are undertaken for numerous purposes. We specialise in preparing them for the following reasons, amongst others:

  • Feasibility studies
  • Statutory purposes
  • Development/construction permit applications
  • Project monitoring
  • Alternative use valuations/appraisals
  • Post-practical completion analysis

Leases

In recent years financial reporting requirements have demanded a full knowledge and understanding of lease obligations. We advise corporate clients of their obligations, including the duration, actual and potential liabilities, and whether the properties they occupy are likely to see rents adjusted to market levels or other changes.

Portfolio analysis and strategy

The development of rational and coherent real estate strategies requires detailed analysis of existing portfolios of occupied and/or investment properties. With techniques and tools developed over three decades we are able to provide clients with the means to develop and implement appropriate and evolving strategies to meet their specific needs and targets.

Performance analysis and benchmarking

Clients increasingly want to know how their real estate assets are performing in both absolute and relative terms. We have developed detailed tools that enable us to provide clients with this information against a variety of benchmarks. With this they are able to see how their assets perform against competitors as well as market averages, by property, groups of properties, and portfolio, whether for costs, values or other metrics

Securitisation and specialist appraisal services

Over the last 25 years we have developed and delivered a mix of appraisal services and solutions to public and private sector clients that have included the writing of sophisticated algorithms for either specific projects or broader application. Amongst other skills we have proven capabilities in:

  • Building complex algorithms for demonstrating future project costs, profits, cash flow and other financial indicators
  • Managing bidding for major projects that include both mixed service and real estate requirements
  • Providing financial analysis and advice concerning bids for service plus real estate solutions

Market research

In addition to conventional valuation Robert Mathieson & Co. undertakes a variety of market research instructions for clients. This may involve:

  • Extensive primary research
  • Peer reviews
  • Detailed statistical and other analysis
  • Benchmarking to agreed comparators
  • Single or periodic reporting
